Landlord Electrical Safety Certificates in Glasgow
EICRs for Glasgow landlords, done properly
If you let a property anywhere in Glasgow, Scottish law requires you to hold a valid Electrical Installation Condition Report, often called a landlord electrical safety certificate or EICR. It must be carried out by a competent electrician, and it needs renewing at least every five years or on a change of tenancy if the current report is out of date.
Home Rewire is a family firm that has been working on Glasgow homes since 2000. We are based at 112b Ayr Road in Newton Mearns and cover the whole of Greater Glasgow, from Southside tenements to West End conversions, East End terraces and newer builds out towards the edges of the city. You will know the name of the electrician coming to your property before they arrive, and you will have one point of contact from booking through to the report landing in your inbox.
What the inspection covers
A landlord electrical safety certificate is a full condition report on the fixed wiring in the property. Your electrician tests the consumer unit, circuits, sockets, switches, light fittings and earthing and bonding arrangements, then records any faults or defects using standard observation codes. If everything is satisfactory, you receive your EICR and you are covered for up to five years.
Glasgow's housing stock keeps us honest here. A lot of the city's tenements and pre-war homes still have older wiring, rubber or fabric insulated cables, or fuse boards that predate modern regulations. Because rewiring is what we do all day, every day, we can tell you plainly whether a fault is a simple fix or a sign the installation is reaching the end of its life, and we will explain it in normal language, not jargon.
What happens if the property fails
An unsatisfactory EICR is not the end of the world, but the defects listed as C1 or C2 do need to be put right before the report can be considered satisfactory. Many landlords get stuck at this point, juggling one contractor for the inspection and another for the repairs.
With Home Rewire you deal with one firm for the whole thing. Our electricians can carry out remedial work, and if the wiring genuinely needs replacing we handle full rewires including the plastering afterwards, so you are not left chasing a separate trade to make good the walls. We tidy up meticulously before we leave, which matters when there is a tenant living in the property or a new let waiting to start.

Frequently asked questions
Is a landlord electrical safety certificate a legal requirement in Scotland?
Yes. Private landlords in Scotland must have an EICR carried out by a competent person at least every five years as part of the repairing standard. You must give a copy to your tenant, and letting agents will usually ask for it before a tenancy starts.
How long does an EICR inspection take?
It depends on the size and age of the property. A typical Glasgow flat usually takes a few hours. Older tenement properties with original wiring can take longer because there is more to test and access. We will give you a realistic idea when you book.
Does the tenant need to be out during the inspection?
No, but the power will be off at points during testing, so it helps to let tenants know in advance. We arrange access at a time that suits them, and our electricians are used to working respectfully in occupied homes.
What do the codes C1, C2 and C3 mean on my report?
C1 means a danger is present and needs immediate attention. C2 means a fault is potentially dangerous and must be fixed for the report to be satisfactory. C3 is a recommendation for improvement but does not cause a fail. We explain every observation on your report in plain terms.
Which parts of Glasgow do you cover?
All of Greater Glasgow. We are based in Newton Mearns and work across the whole city and surrounding areas every week, so wherever your rental property is, we can get an electrician to you.
